Three spacious bedrooms sleeping up to 7 guests — each with flexible zip‑and‑link beds — give you complete freedom to arrange the sleeping setup that suits your group best. All rooms include fresh bed linen and soft towels for a comfortable stay.
Downstairs, a spacious bathroom with underfloor heating, a roll-top bath and a walk-in shower — perfect for a slow morning after a swim in the Wye. Upstairs, a second bathroom with a large power shower.
Two large sofas, two armchairs, blankets, beanbags and a drop-down projector screen for film nights. Floor-to-ceiling windows looking out over the garden. Plenty of games and books. The kind of room people don’t want to leave.
With underfloor heating and plenty of thoughtful touches, the kitchen is both stylish and welcoming. The table seats eight comfortably, and the space is fully equipped with everything you need for relaxed, easy dining together.
A door from the upstairs landing opens onto a peaceful deck — the perfect place to watch bats dance at dusk, listen to owls calling through the night, or wrap yourself in a blanket with a book and let the sounds of nature surround you. Perfect for al fresco dining, late evenings under the stars or an intimate celebration. 14 x 5m, seats up to 30.
Once a hay store, this is a huge covered area with festoon lighting & views to the valley beyond with steps up to a large wooden balcony. A great spot to watch the bats at night, to sleep snuggled under the blankets or to use as a space for saying I do.

Covered in vines and fairy lights, looking out to the Black Mountains. Currently 5 x 3m and one of the most loved spots on the property — being completely rebuilt for 2027 to 14 x 5m with underfloor heating and space for up to 30 guests.
A 6 x 9m canvas awning available to hire and position in either garden — the walled garden with the Black Mountains behind you, or the wild meadow. Seats up to 30.
Up to 30 guests in total including house guests. Bell tents available in the garden in summer — adult glamping tents sleeping 2 and teen adventure tents sleeping up to 6. Guests book and pay directly.
Behind the cottage lies a wild meadow field — a relaxed, open space perfect for camping under the stars, playing garden games, or gathering around a campfire as the sun goes down.
At the front of the cottage, a walled garden draped in vines offers a peaceful, sheltered space with beautiful views stretching out towards the Black Mountains
200m from the front door. The River Wye can be followed in either direction along the Wye Valley Walk — toward Hay-on-Wye or Boughrood. Private fishing rights, wild swimming and 138 miles of trails to explore.
