Sleeps 7, over three large, spacious bedrooms — each with flexible zip‑and‑link beds — give you complete freedom to arrange the sleeping setup that suits your group best. All rooms include fresh bed linen and soft towels for a comfortable stay.
Downstairs, you’ll find a grand and spacious bathroom with underfloor heating, a walk‑in shower, and a roll‑top bath — perfect for a little post‑river‑swim luxury. Upstairs, a second bathroom offers a large power shower.
The sitting room has two huge squishy sofa’s and 2 armchairs with luxurious blankets to snuggle under as well as two enormous beanbags great for star gazing through the large floor to ceiling window. A large drop down projector screen is fabulous for evenings around a movie and plenty of games & books.
With underfloor heating and plenty of thoughtful touches, the kitchen is both stylish and welcoming. The table seats eight comfortably, and the space is fully equipped with everything you need for relaxed, easy dining together.
A door from the upstairs landing opens onto a peaceful deck — the perfect place to watch bats dance at dusk, listen to owls calling through the night, or wrap yourself in a blanket with a book and let the sounds of nature surround you.
Once a hay store, this is a huge covered area with festoon lighting & views to the valley beyond with steps up to a large wooden balcony. A great spot to watch the bats at night, to sleep snuggled under the blankets or to use as a space for saying I do.

An enchanted space to entertain al fresco with views to the black mountains this really is a fabulous space for entertaining or snuggling up with a good read. This is our favourite area and is due to have a makeover for 2027 – it’s covered in vines & fairy lights with views to the black mountains. (The rebuild for 2027 will measure 14 x 5 to seat up to 30 guests)

Extend the fun outdoors! Our spacious garden can host up to four cosy bell tents on request, ready for your arrival. Teens get their own adventure tents (sleeping up to six per tent), while adults can glamp in comfort for two. Think soft beds, lanterns, and starry skies.

Behind the cottage lies a wild meadow field — a relaxed, open space perfect for camping under the stars, playing garden games, or gathering around a campfire as the sun goes down.
At the front of the cottage, a walled garden draped in vines offers a peaceful, sheltered space with beautiful views stretching out towards the Black Mountains
200m from the house with private fishing rights and endless trails to explore is the magical River Wye. A wide, stunning river that can be followed in either direction from the house along the Wye Valley Walk, 138 mile walk that goes to Hay on Wye in one direction and Boroughrood in the other.
